The furnished rental market in Munich in 2016 and its structure
The furnished market is picking up when it is getting warmer and slowling down likewise when temperatures fall towards the year. What sounds a simple conclusion actually has substance to it. However business is not to blame on temperatures but on the individual budget of companies, their projects, their staff. They mostly plan in quarters, some even just a few weeks in advance.
Agents of furnished accommodation in Munich have to be more flexible as ever and so have landlords. Being a landlord of a Munich furnished flat is becoming more demanding as ever. They are being faced with
- rising offers on the market
- illegal sublets and dubious agencies
- "private" offers
- very high cost of purchase (6k to 10k per sqm)
- demanding tenants
Owners who have a market orientated offer, which is not overpriced (not undervalued either) still find their tenants and have excellent return of investment. Sometimes it is just the psychological price border of say 1490,- to 1550,--, etc which makes a deal go or fall. Looking back over the revenues for 1 year we always advise continuity and a "normal" price rather than extreme price calculation which will often result in those unpopular gaps between rentals.
